Archway Focus – New makeover of a historic North London area

Getting your Trinity Audio player ready...

Taking its name from a narrow bridge designed by prominent architect John Nash, known for his striking Regency architecture,’ Archway’ came to life in 1812. By the end of the century, the brick bridge was replaced by a stronger version and renamed the Hornsey Lane bridge which remains in place today. Archway and its proximity to Hampstead Heath and excellent connectivity to the centre of London, make it an increasingly popular choice for renters and homeowners who are looking for a more affordable place to put down roots.

Archway - Norh London

Although previously overlooked for its residential options, recent regeneration includes pedestrianisation of the former roundabout and new housing developments that are transitioning N19 from the doldrums into a sought-after postcode. Rubbing shoulders with its more affluent neighbours Dartmouth Park and Highgate, Archway is being discovered by a whole new raft of Londoners, catching the eye of families and working professionals.

Affordable housing options

One of the main reasons why Archway has gained notoriety as a residential district is its affordability. With first time buyers, families and renters all looking for value, here you can find options that won’t break the bank. UK property portal Rightmove reports the average rent in the area for a one-bed flat is £1,475 per month, whereas the average rent for a one-bedroom flat in Dartmouth Park and Highgate is closer to £2,000 per month. Our nearby branch have a number of properties to let in N19.

The perks of living near parks and the heath

Whittington Park

Although more affordable than its immediate neighbours, living in Archway offers residents access to many of North London’s scenic attractions, like the Heath and many other green spaces, including Waterlow Park, Whittington Park and Alexandra Palace which can be reached within 10 minutes. Kenwood House, Finsbury Park, and Parkland Walk are other nearby attractions for nature lovers to stroll or cycle around in the area.

Archway is also a short distance away from the Emirates Stadium on Hornsey Road, where Premier League side Arsenal FC play their home games. Archway Leisure Centre, Islington Boxing Club and PureGym are nearby fitness arenas, popular among locals looking to ‘shred and burn’.

Convenient commute and transport options

Archway station

The first motorised cable-car in Europe started operations in 1884 between Archway and Highgate Village, and even though operations ceased in 1909, the area has had a Tube station for over a century now. Located between Highgate and Tufnell Park stations on the Northern Line, Archway Tube Station lies between Zone 2 and 3.

Students and working professionals can quickly reach their universities and offices in central London as the commute to Euston takes less than 20 minutes. In addition to the Tube, residents can hop on one of several Metroline bus routes, including 24-hour services and night buses to London Bridge, Trafalgar Square, and University College Hospital. For Overground connectivity, Upper Holloway on the Goblin (Gospel Oak to Barking) Line is just a five-minute walk from Archway Station.

Quality education and cultural appeal

Students

Well-suited for families with school-going children, Archway is home to Ofsted-rated ‘Outstanding’ schools such as Yerbury, St Joseph’s, and many other well-regarded primary and secondary schools. With healthcare needs taken care of at Whittington Hospital, residents also have plenty of leisure and cultural landmarks in the vicinity.

Archway Tavern

While The Tomb of Karl Marx and Lauderdale House stand out for their historical significance, Tufnell Park Playing Fields is a local favourite for enjoying a game of tennis, cricket and football. If you are looking to stock up on your weekly groceries, Archway Market at Navigator Square offers a variety of stalls every weekend, ranging from fresh local produce to plants, street food, crochet toys, and much more.

Growing property and rental demand

Rental demand

Our Dartmouth and Tufnell Park branch on Fortess Road, is situated close to both Tufnell Park and Archway underground stations where we have experienced lettings and sales teams on the spot to provide accurate market appraisals for local homeowners and landlords. Whether you wish to buy, sell or let your property in Archway, our local staff have been living and working in the area for many years and are well-versed in the local property landscape.

With such growing demand, our sales and lettings manager, Billy Boyle reports a very buoyant rental market and properties selling very quickly, sometimes even before they are brought to market. “Archway has witnessed increasing demand of late” says Billy, “especially from professionals and families looking to benefit from proximity to the Heath and surrounding green spaces. While the transformation of Archway Tower into a new housing scheme has breathed new life into this neighbourhood, many applicants still like period properties. Miranda Road, Cressida Road, Prospero Road and Parolles Road are just some examples of popular residential roads in Archway. We currently have an average of 12 applicants per available property and really need more stock to meet demand.”

As always, we continue to bring you the top property investment hotspots across the UK Capital, and if you have a property in Archway ready for sale or to let, you can request a free market appraisal from Benham and Reeves,
