Benham & Reeves opens twentieth london estate agents branch in  Berkeley Group’s Grand union new-build scheme

Benham and Reeves, one of central London’s largest independent estate agents has opened a new branch, its twentieth, at Grand Union, a new development from St George (part of the Berkeley Group) in Alperton, North West London.

Grand Union is being transformed into a 22 acre site reconnecting the local area with the Grand Union Canal and River Brent, with beautiful green spaces, waterways and canalside walks, a piazza with cafes, restaurants and its own community centre.  The development is situated in Zone 3 and is served by two Tube stations and an overground station nearby, giving easy access to the City and West End.  The renowned Harrow School is 6.3km away while several top universities are 25 to 45 minutes away by Tube and Brunel University is just 25 minutes away by car.

“Increasingly, we are finding that the areas offering more affordability are neighbourhoods on the London fringes” says Anita Mehra, Managing Director. “New property developments like Grand Union are reasonably priced, both for investors and renters, with good transport links, so demand for homes here have been soaring since we started handling the first completions in 2022.  Newly regenerated areas like Wembley are transforming the Greater London landscape, creating new communities and neighbourhoods that are extremely sought-after, particularly by our overseas clients who look for long-term investments with good rental yields. We are currently achieving 4% yields at Grand Union and rents have increased 15% in the last 6 months. It’s already a top performing rental hotspot attracting professionals from many different sectors”.

Anita continues “The opening of our twentieth branch demonstrates the strength of the London rentals market. St George specialises in this type of flagship residential development and has enjoyed huge success with similar projects where we have estate agent branches on-site, eleven at the last count, including branches at Dickens Yard Ealing and riverside scheme Kew Bridge which are not far from Wembley.”

Nick Hubbard, a long-standing staff member and Area Manager of the company’s greater London offices, will oversee the running of the new branch. Nick and his team will handle residential lettings and sales at Grand Union and the surrounding postcodes.
